Middle Oak Management’s role on the estate is primarily maintenance and management of the common parts of the estate. Through the money collected from residents we finance the regular expenditure such as grass cutting and the irregular costs such as road repairs and footpath renewal. Our expenditure priorities for the next 10 years are listed below in no particular order.

Roads & Parking

There is ongoing work required on the roads around the estate. Our intention is to hold sufficient funds to conduct any large arising works and annually endeavour to improve the roads, paths and common parking spaces with minor repairs and alterations where appropriate.

Drains

Investigations have been undertaken to review the state of the rain water drains around the estate, work is being carried out to re-line some of these drains on an ongoing basis, this work is unobtrusive and doesn’t distract from our living environment.

Common land & Trees

Our green spaces are protected by residents with no construction or alterations allowed without consent which shareholders would have to give at our annual AGM.

The common grass areas are moved on a regular basis, hedges trimmed twice a year and trees inspected by a qualified arborist on an annual basis. The small copse to the  North East of the estate is left in a natural state and is home to many native animals, the mature trees in this area are also checked on an annual basis but there are no plans to carry out any trimming or coppicing work.

To replace trees felled in the past, there is an active resident led project (The Virginia Tree Project) where saplings were planted around the estate early in 2022, possibly more will be planted next year. The group meet at times to nurture the young trees, ensuring they are protected against damage until they are established enough to hold their own. Should you have green fingers, your help would be appreciated in this endeavour or any other proposals which would enhance our place to live.

 

Anything Else?

We (the directors) try to keep abreast of the issues that affect the estate and its image but if there is anything that you (as a resident) would like to raise then please let us know. You can contact any of the directors directly or raise the issue at the next AGM. Everyone on the estate is notified by letter of the date of the AGM at least 3 weeks before hand and it will also be placed on this website.
